Property Investment / Management in Japan ( Uni-Asia Capital(Japan) )
Leveraging on the experience of our subsidiary, Uni-Asia Capital (Japan) Ltd. ("Uni-Asia Capital (Japan)") in the property investment and management business in Japan, we focus on providing property investment opportunities and asset management service in Japan. Our asset management portfolio mainly comprises residential property funds and hotel funds. We have also invested a small portion of equity in these private property funds as a co-investor, so as to demonstrate our commitment to our clients.
Our asset management portfolio of residential properties consists of large and medium-sized high-quality properties, as well as small-sized stylish designer apartment properties. As for the large and medium-sized residential properties, Uni-Asia Capital (Japan) operates these properties under the GCAP Fund and Stable Residential Fund. Both funds are joint projects with Grosvenor Fund Management Japan Limited, a subsidiary of the Grosvenor Group, an international property development and investment group. Diamond Realty Management Inc, a wholly owned subsidiary of Mitsubishi Corporation, one of the largest trading houses in Japan, is also involved in Stable Residential Fund. In 2004, we branched out into small-sized residential fund. During our peak, we managed a total of 60 properties in Tokyo metropolitan area, where the population is expected to grow. These properties are a collection of small flats that are located within a walking distance from train stations, where majority of the tenants are single working men and women.
With regard to our hotel fund asset management business, we are the asset manager of eight hotel properties including one which we wholly own as of the end of December 2011.

Leveraging on our experience as an asset manager, we provide advisory services and solutions in relation to restructuring a fund structure, cash flow management, disposal strategy and other fund related issues to improve the performance of the fund.

Small Residential Property Development Project Advisory and Management
Uni-Asia Capital (Japan) initiates and arranges small residential property development project for investors, by providing advisory on the optimal unit mixture and quality control. We also initiate proposals for the purpose of minimising development costs during construction period. We focus on such small residential development project due to ample experience of Uni-Asia Capital (Japan) in dealing with similar residential project in the past, the solid demand by aged wealth individuals and the favourable supply-demand situation.

Brokerage Service
Being an experienced asset manager in various areas, we have been building up a strong network of investors both locally and overseas. Based on this, we are further promoting ourselves as a brokerage services provider to bridge property owners and investors.
